Privacy policy

Short version: what you send me is used to prepare your offer and to reply to you. It is not sold, and it is not shared with anyone without your say-so.

What is collected

What you enter in the cash-offer form: your situation, the property address, your name, your mobile number and your email address. Each step is kept in your own browser as you go, so you can step back without retyping; nothing reaches me until you press “Get my cash offer.”

If you text me instead, I receive your message and number the way any text arrives.

How it is used

To prepare the cash offer and options you asked for, and to contact you about them. Your information is not sold, rented or traded, and it is not given to a buyer, a lender or anyone else without your instruction.

How it is handled

Form submissions are delivered to me by email through Web3Forms, a form-delivery service, which also sends you an automatic confirmation. They are kept in my email, in Pulse (the client-management system described below) and in client records at MaxWell Polaris, which are retained as the Real Estate Council of Alberta's rules and Alberta's Personal Information Protection Act require.

Website activity and follow-up

This site loads a small script from Pulse, the client-management system I use for enquiries. It records the pages you view here, when, and the page that sent you, under a random ID kept in your browser's local storage (not a cookie).

When you submit the form, your email address, name and phone number are saved in Pulse and linked to that ID, so your visits to this site are connected to your enquiry. If you have also contacted me through one of my other websites, those records are combined.

Pulse runs on servers in the United States, and nothing in it is sold or shared. To stop the tracking, clear this site's data in your browser or use a private window.

Analytics and cookies

Google Analytics counts visits and which pages are read, and sets its own cookies to do it. This site sets no advertising cookies.

Email and texts

Asking for an offer is a request for a reply, which is what Canada's anti-spam law calls implied consent. You will get a personal response, not a newsletter. If you ask me to stop contacting you, I stop.

Your rights

Under Alberta's Personal Information Protection Act you may ask what personal information I hold about you, ask for it to be corrected, or ask for it to be deleted, including your Pulse record and browsing history. Text or call 780-964-8445, email ryan@rllv.ca, or write to Ryan McCann, MaxWell Polaris, 4107 99 Street, Edmonton, AB T6E 3N4.

Changes

If this policy changes, the revised version is posted here. Last updated September 2026.
